Buyer's Guide

A Step-by-Step First Time Buyer's Guide

Buying a home is one of the most exciting milestones of your life. To prepare yourself for this moment, you need to know what to expect during the process. This step-by-step first time buyer’s guide created by your agent will help reduce the stress of buying a home and help you enjoy the journey as much as possible.

main

Step 1: Research

Do you already know where you want to buy? If you want a condo, townhome, or single-family home? Which features do you like and dislike? What’s available on the market now? If you answered no to any of these questions, now is the time to start researching. In addition to looking for homes that interest you, also take note of any changes in asking prices. This could give you valuable insight into housing trends in specific neighborhoods and help you when the time comes to make an offer.

main

Step 2: Decide on Your Budget

Notice I said to decide on your budget—not determine how much the mortgage company will give you. In many cases, a mortgage company will pre-approve you for more than you’re comfortable spending, which is why you need to determine the monthly payment you feel comfortable with before talking to a lender. This likely includes doing a full household budget and taking into consideration what changes other than a mortgage payment will occur once you move into your new home. If you’ve lived in an apartment or with roommates, you may overlook new expenses like garbage, water, or HOA fees that could easily blow your budget.

main

Step 3: Get Prequalified

Just because you think you can afford a certain payment every month doesn’t mean the mortgage company will agree. Just as they may approve you for too large of an amount, they may also approve you for a lesser amount or deny you a mortgage altogether. Lack of time at a job, insufficient credit, past bankruptcies, or other financial issues can cause major problems when trying to secure a mortgage. Before you get your heart set on a home, talk to a mortgage professional to find out what amount you can qualify for. This will also be an advantage when you make an offer on a home, as some sellers won’t entertain offers from those who aren’t already prequalified for a loan.

main

Step 4: Choose a Real Estate Agent

Can you shop for, look at, and ultimately make an offer on a home without a real estate agent? Technically yes, but why would you when it costs you nothing for an agent like me to take much of the stress off your shoulders? Not only will I help identify properties you might be interested in, arrange showings, and ultimately handle the offer process, but I also have a knowledge of the market that you don’t possess. I may be able to steer you away from certain homes or neighborhoods, suggest hidden gems, or give you pointers that will help you find your dream home for the right price.

My goal is to provide you with the most personalized service that is designed to help you buy your dream home.

Step 5: Find the Right Home

This should be the most enjoyable step of the entire process (other than moving in!). I will arrange showings of homes you’re interested in that are within your price range. Take notes about what you like and don’t like, and make sure to pay attention to details. Turn light switches on and off, open and close doors, and run the faucets in various rooms. Don’t limit your inspection to the home itself. Make sure to take time to explore the neighborhood and keep an eye on traffic at certain times of the day, the parking situation, and how close it is to necessities like schools and grocery stores.

main

Step 6: Make an Offer

Once you have selected the perfect home, work with your agent to craft a fair offer based on the value of comparable homes on the market. Depending on what the home is listed at and whether the current environment is a buyer’s or seller’s market, your offer may be below, at, or even above the asking price. I will be able to help you negotiate if you receive a counteroffer and reach an agreement. At this point, the house will go into escrow.

main

Step 7: Have the Home Inspected

In most cases, your offer will be contingent on having the home inspected to ensure there is no major structural damage or large repairs needed. I can help you arrange this, and you can schedule it within days of making an offer. If there are no major issues, the process goes to step eight. If there is, you can renegotiate your offer based on what needs to be fixed, or you can withdraw it.

main

Step 8: Select Your Loan

Now is the time to go back to the mortgage lender who pre-approved or pre-qualified you and choose your mortgage. You will be presented with various options based on your unique financial situation, including fixed-rate, variable-rate, 15-year, 30-year, or special programs such as VA loans or FHA loans. Work with your mortgage lender to select the option you feel the most comfortable with.

main

Step 9: Get a Home Appraisal

Your lender will have your new home appraised so they have their independent value of it. The appraisal is to ensure that all parties involved are paying a fair price for the house.

main

Step 10: Finish Paperwork

No one looks forward to all the paperwork involved in buying a home, but it’s a necessary part of the process. Fortunately, everything will be arranged by your lender and title company and, when you’re finished, you’ll know you are the legal owner of your new home.

Congratulations!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.

Tom understands the intricacies of a real estate transaction, without his guidance, I would have been lost during this important process.
Tom is an experienced real estate agent in the Twin Cities market. Few agents carry the strong reputation that Tom has had for decades now. I highly recommend working with Tom!
I’ve looked at a lot of homes with Tom. And I’ve never purchased one. Does Tom complain? Nope. Not one bit. He’s the consummate professional. I would recommend him. He’s cool.
I have worked with Tom twice in the past 5 years. Both times have been painless, fun, and successful. I recommend him to my friends and family and to anyone I talk to about the great deals he has gotten me.

Tom and his team are amazing! Genuine wonderful people that make home buying and selling a good experience. Tom has his finger on the pulse of Southwest and the surrounding areas. Do yourself a favor and use his expertise, you will thank yourself later.
Tom is the best professional I have ever dealt with! I have referred him to several people! When I am ready to purchase another home I will definitely contract with Tom. Everyone that I know who has worked with him has raved about his personality and professionalism.
I have known Tom for over nine years both personally and professionally. Tom hired my company to preform appraisals for his clients for their purchases and refinances. Tom is always courteous and diligent. He cares about his clients and provides a hassle free experience.
I had the great pleasure of working with Tom on our Fall Parade of Homes property and representing or respective companies during the tour. His marketing prowess was impressive he utilized every technological avenue to maximize our exposure. I would highly recommend Tom.
Tom helped me and my husband finds a home in NE Minneapolis. He was knowledgeable, quick to respond to all questions, and was a big help in navigating the buying process for the first time. He was so great to work with that I know work for him as a REALTOR at Berkshire Hathaway! Thank you, Tom!
Tom is truly great at what he does. He knows SW Mpls/East Edina as well as anyone I've ever met and is genuinely passionate about helping as many people as he can enjoy the area as much as he does. I've already recommended Tom to several people interested in this area. It's obvious that he's not a Top Producer by accident.
Tom has an encyclopedic knowledge of the Real Estate Industry and an insatiable drive to succeed that shows up in the quality of his work. I also have a deep respect for how positively he speaks of his family, and his commitment to be a good husband and father. I had the privilege to work with Tom when I worked on webdigs.com, and also as a real estate agent.
Great experience working with Tom. His office is conveniently located in the 50th & France area. Has deep knowledge of many of the macro and micro factors affecting the residential real estate markets. He has spent quite a few years in other hot markets, but still has a very warm midwestern approach to dealing with clients. Definitely consider him and his firm.
Tom was the listing agent for the first house my husband and I bought together. Five years later we hired Tom to sell that house again and help us buy our current home. We have been on all sides of the buying/selling/purchasing a home with Tom and in each instance he was incredibly professional, while also very personable and supportive of the process. Tom is excellent at what he does and always had our best interests in mind. Five stars, two thumbs up, couldn't be happier.
Tom Meckey is a great REALTOR! As a first-time homebuyer, the process of buying a house can be overwhelming, but Tom Meckey was a great help every step of the way. Highly motivated and dedicated to his clients Tom knows how to get things done. With his experience he helped me negotiate to get the house painted, the hardwood floors re-done, and professionally cleaned so it was perfect before moving in. Highly recommended REALTOR for Bloomington, Richfield, Edina, and Minneapolis!
Tom Meckey is one of the hardest working and most ethical people I know. I have personally seen him go out of his way many, many times to help clients and others around him. He puts in serious hours in order to make absolutely sure that his clients are getting the best deal possible. The WebDigs philosophy is incredible and the generous culture of the company suits Tom perfectly! I would reccommend anyone to use Tom personally or to contact WebDigs and work with one of Tom's people.
Tom Meckey is that rare real estate pro that understands the big picture. I worked closely with Tom both during and after building out the Webdigs website and was constantly impressed at his professionalism, breadth of knowledge and warm personality. Real estate can be a confusing and complex thing to deal with for civilians like me, and Tom is great at sharing his expertise in an easy to understand and actionable way. He is defiantly my real estate go-to-guy. I highly recommend Tom both as a real estate professional and a business person.
We contacted Tom through one of his open houses during our house hunt. The listing was very appealing and while it was not the house for us, we knew we wanted him to list our home and help us buy a new one. Tom led us through the process of being first-time home sellers. It was a rocky road with our buyers, but he helped us through it. On the purchase side, he showed us numerous houses including some before they hit the market. Ultimately we found the house we loved at a great price. I would recommend Tom and his team for buying or selling your home.
I both sold a home and purchased another home through Tom in the last month. He represented me very well on both sides. We had an offer for well over the asking price within 10 hours of the home being on the market and I attribute our success in getting that quick offer directly to tom‘s preparation in getting our home ready. In purchasing the home through tom, we made an aggressive offer and I got the place that was perfect for me. In both the sale and the purchase, tom and his office had me prepared and walked me through every step. I’m thankful for tom and would highly recommend him.
Working with Tom Meckey exceeded my expectations in every way! His guidance, patience and personal approach during a stressful time made both selling and buying my homes almost effortless. Without his real estate knowledge, I am 100% certain that I would not have been able to purchase the home I really wanted in this competitive market. In fact, it was clearly his expertise that made my offer stand out and get the deal done! Tom is willing to go above and beyond in your best interest as well as connect you with an amazing team of people and resources along the way. Bottom line - I recommend Tom Meckey without hesitation. Thank you, Tom!
